Maintain adequate cash reserves/operating capital to facilitate vacancies, monthly bills, repairs and emergencies.

     
 

Acquire appropriate landlord insurance coverage naming the management company as additionally insured or have a policy with a written clause stating "any person or organization while acting as a real estate manager".  All professional management companies require this in their management contract.  State Farm, Allstate, Farmer's, California State Auto Association, among others, have this clause in their policy coverage.  Check with your agent.  If they say they do not provide this, we recommend you shop around.

     
 

Rental properties should be ready for occupancy and and meet all health and safety requirements.  Our management team provides this turnover service with the aid of numerous knowledgeable vendors we work with.
